  • If you have not found a buyer and are thinking of listing your home, I ask that you will allow me the opportunity to interview to be the listing agent for your home.  The request is for 30 minutes of your time to consider my approach for selling your home.  Statistically, if a for-sale-by-owner home seller does not sell their home within 3 weeks of putting their home on the market, the FSBO homeowner will decide to list their home with a real estate agent.  I would appreciate the opportunity to interview to be that agent.

BUYERS and the For Sale By Owner


BUYERS:  There are some very good FSBO deals out there. In fact, hello! Real Estate.net has a FSBO Program that supports the FSBO seller.  However, there are also homes for sale by owner that are also greatly over-priced, some by $10,000-$30,000 and sometimes much more.  To be fair, there are also some MLS listings that are over-priced.  Are you able to distinguish between homes that are listed at a fair market value compared to what might be actually over-priced?

A buyer's agent can help.  And the best part is that, as a buyer, a buyer's agent usually does not cost you any money.  

Caveat Emptor - Buyer Beware - may apply with some FSBO homes.  Your interests are protected when you work with an experienced Real Estate Agent  (see Buying & Selling Real Estate).  You will be represented in negotiating fair price, removing emotion from the equation with a professional market analysis of the home you wish to purchase.  The paper work will be handled professionally and legally,  including the purchase & sale contract and obtaining clear title.  Property inspection will be co-ordinated with reputable inspectors, and escrow will be set up.  And much more.


Be a SELLER... not just a "For Sale by Owner"


SELLERS:    Prior to becoming a Real Estate Agent, I've sold properties using an agent and did it myself as a For Sale by Owner.  There are some questions you might consider asking before trying to sell your home on your own, even if you are thinking about listing your home on a FSBO internet site.

  • For Sale by Owner sites promise to save you thousands of dollars in Real Estate commissions but do they really?  By nature, For Sale by Owner -FSBO- shoppers are looking for bargains. Are you ready to be a target for low-ball offers?  Do you know how to handle them when they come in?
  • Are you aware of the extra charges of the flat fee companies?  Do you know that they only 'advertise' your home on the MLS, but provide no service or support with marketing, negotiation, the contract, or the transaction itself?
  • Are you prepared with all the necessary legal documentation including disclosures, contracts, and preliminary title?  How about the home market evaluation for accurate pricing?  How will you reply to the buyer's inspection response?
  • Buyers not finding you?  Do you have a marketing plan in place for both Realtors and Buyers? Most buyers use Realtors, so marketing to Realtors is essential.  
  • Are you willing to pay a buyer's agent commission?  Even the FSBO and flat fee companies acknowledge many buyers will come to you with a buyer's agent representing them.  The buyer's agent will ask you to pay their commission.  
  • Why do most FSBOs eventually list their homes with a Realtor on the Multiple Listing Service? 
  • For a negotiable and reasonable Listing Office Commision, would it be prudent to have someone representing your best interests, providing you service and handling all aspects of selling your home? 

While marketing your home FOR SALE BY OWNER may appear to be the right choice for your current situation, there are additional benefits to you to list your home with one of the best Realtors available.
